If you wanted to put your home on the market at $200,000, you should set the price at $196,000.

4. Do you really need to sell?

If you are putting your house on the market because you want a better looking house or a house with a porch, then you should rethink your reasons to sell. You can still place your house on the market and see how it goes. If you aren’t getting any offers or offers that interest you, you will lose nothing by taking it off the market.
